Description

The Mayfair, 99 The Esplanade, Weymouth

9 En Suite Bedrooms (5 with Sea Views); 2 Double Bedroom Owner’s ‘House’ with bathroom and shower room, large living room, renewed kitchen, pretty private garden.

The premises are held under the terms of a rare and valuable special lease where the council is responsible for the structure including the roof, windows, balcony and exterior decoration and in late 2025 they painted the back and front, fixed any roof work needed, guttering all cleared, windows all redone and restored, fixed any doors etc…

A Georgian Grade II Listed property at the heart of Weymouth Sea Front close by the famous Queen Victoria Jubilee Clock, opposite the sandy beach.

A long-established, high-quality Bed and Breakfast guest house located in a superb position on the Esplanade within easy walking distance of the town centre and the picturesque harbour; with a high turnover of repeat and returning guests.

The owners have made some high-quality upgrades to shower rooms, water tanks, new boiler (installed 2023) and cylinder. There are Wi-Fi boosters installed on each floor as well as a four-camera security camera. All rooms fitted with black out blinds and regularly updated and maintained.

There is a guest lounge with panoramic views as well as unique bay view windows, unusual for Weymouth.

The business has been in the present hands since April 2021 and is run by a husband, and wife team. The current owners are looking to retire.

The guest house is open throughout the year closing for Christmas and for another four to six weeks for holidays, throughout the year. The current tariff averages around £80 -£90 per room in the winter and £110 in the summer, including breakfast.

Booking.com rating from their guests is at 9.6 for 2026

The business has also achieved a TripAdvisor Travellers Choice Award which rates the business within the top 10% in the world as from 209 reviews, 207 were reported as Excellent and the guest house is rated No. 2 in Weymouth by the recent ‘Times of London’ review of Weymouth.

The agents are informed the annual turnover is consistently approx. £120,000 ex vat – there are substantial profits for working owners. 2025 was the best ever recorded summer takings  and the agents are informed that summer 2026 is 80% booked.

Tenure: The property is held under the terms of an INTERNAL repairing lease whereby the landlord, Dorset Council, are responsible for the building including the roof, windows and exterior decoration. The lease is a rolling lease originating from the first half of the twentieth century with the current term for 10 years from April 2021 and benefits from the protection of The Landlord and Tenant Act 1954, Part 2. The current rent is £18,876 p.a.

The town was established by George III as a fashionable resort and since the 18th Century the area has been renowned as a holiday centre. Weymouth provides the more classic seaside leisure and tourist related facilities, whilst visitors can visit nearby Portland for informal, specialist diving and sailing pursuits – The National Sailing Academy is going strong and was the venue for the sailing Olympics in 2012. Major International Sailing Events now take place regularly.  Inland, the attractions of Dorset including ‘Hardy Country,‘ bring people back to this region year after year. In excess of 2.5 million tourists visit Weymouth each year and in recent times the area has experienced an injection of hundreds of millions of pounds for development. Dorset Council promote many festivals throughout the year including the Sea Food Festival, The International Military and Veterans Festival, Iron Man Triathlon, and dozens of other events centred around the Harbour, Beach and Pavilion.

Weymouth is not over bedded and therefore buyers can expect very high occupancy rates in the season and also due to the fact that Weymouth beach was voted No.1 in The Times and Sunday Times Best UK beach in 2023 and Best UK beach in the TripAdvisor Travellers Choice awards 2024 and Seaside Award in 2025.
