Situation and Description
The village of Dunster dates from the medieval period and sits on the fringe of The Exmoor National Park near Minehead, about two miles from the coast – it is one of the busiest tourist destinations in the West Country. The village is dominated by the Castle, a Norman fortress later transformed into a family home by the Luttrell family, who have held the manor of Dunster for 600 years. The most well known feature in the village is the Yarn Market, which was rebuilt in the 17th Century and was the centre for the wool trade in earlier times, nearby is the Luttrell Arms which dates back 500 years. The Castle is now operated by the National Trust. In the high street there is an eclectic mix of shops, restaurants, hotels and self catering accommodation.
The village is only two miles from the sea and the heritage steam railway line which runs alongside to Minehead. Dunster is the gateway to Exmoor with numerous areas and activities to explore including walking, mountain biking and canoeing.
The primary business is a licensed Tea Room/Restaurant with 34 covers and a covered terrace offering an additional 36 covers during the season. The secondary business was created by a conversion of an original upstairs restaurant in 2003/4 to create 2 self contained and fully furnished apartments for holiday letting. Each apartment consists of a large lounge/diner, fully fitted kitchen, double bedroom and bathroom and w.c. and are presented to a high standard.
The adjoining owners’ home is a 2 bedroom cottage at the rear of the trade area with large living room, modern kitchen and stairs to 2 double bedrooms and bathroom. There are double doors to the lovely lawned private garden with seating areas, garden shed and stunning views over the Dunster Deer Park and even distant sea views to Blue Anchor Bay.

The Business A superb and long established Licensed Tea Room and Holiday Letting Business which the present owners have adapted and improved since their purchase in 2001. The tea room runs seasonally from choice, closing at the end of October until half term in mid February, but reopens in the winter for two days for Dunster by Candlelight -well worth the effort!! Daily opening hours are 10.30 am to 5 pm for days per week with seven day opening from July to end of September.
The business is run by a husband and wife team with part time staff.
The tea room is simple to run serving morning coffee, light lunches and afternoon tea and cakes.
This business provides a wonderful life style in breathtaking surroundings – just a lovely place to live and producing substantial profits from a seasonal business which is now on the market due to retirement.
Of course, there is potential to increase turnover if the large lawned garden was open to the public in the very busy summer period and there is a building that could be converted to provide a preparation and serving area.
