Tenure: The guest house is available with a choice of two types of lease:
Currently the property is held under the terms of a recently renewed 10 year internal repairing lease from February 2020 at a commencing rent of £15,000 p.a. which is fixed for one year and increases to £17,250 in February 2021 fixed for four years before the next rent review after five years. Dorset Council, the landlord, is responsible for the structure including the roof, window frames etc and exterior decoration. Alternatively, a new full repairing and insuring (FRI) 60 year lease is available by negotiation ( a lower rent is normal as the tenant is taking on greater repair obligations) – this style of lease is the most common on the sea front in Weymouth and attracts lending by banks, subject to status.
The Business A very well established business which has been in the present hands since 2002 and is now available due to health problems and retirement. The guest house derives much income from repeat trade and is run by a husband and wife team. When the agents inspected this business in early March £18,000 of bookings had been received for the coming months. This business should bounce back very well.
The agents are informed that the business achieved a turnover of £67,802 in 2017 but due to ill health the number of rooms let fell to six and the business effectively closed for 5 months and brought the 2018 turnover down to £51,208.
